The Olinda Oil Museum and Trail

Equal parts nature trail, educational exhibit, and piece of living history—the Olinda Oil Museum and Trail in Brea is a must-see for history buffs and avid hikers alike. This 12-acre historical park features the original Olinda Oil Well #1. Drilled in 1897, this is one of the oldest working oil wells in the state. There is also a jackline pump, the original field house for the Olinda Oil operation, various pieces of field equipment from the past, a vault and warehouse. Here you can browse a collection of old photos depicting life as an oil worker, or “wildcatter” as they were commonly known back then. Interpretive exhibits in the field house explain the oil drilling process and the geologic significance of the area.

Once you’ve finished exploring the museum, it’s time to take an enjoyable, mild hike along the two-mile trail. Follow the footsteps of early pioneers who came to Olinda in search of oil. Placards along the trail show how things used to look. But perhaps most impressive are the panoramic views of Orange County the trail affords. On a clear day you can even see the ocean!

The City of Brea maintains the Olinda Oil Museum and Trail. Brand new restrooms, a paved parking lot and picnic tables have been provided for visitors’ comfort and convenience.

The Olinda Oil Museum and Trail is an important piece of history, and while entry to the park is free, donations at the gate are greatly appreciated. The park is always in need of volunteers to give tours and to staff the field office. Volunteering is a great way to deepen your historical knowledge while giving back to the Brea community. Training is provided.

Your Agent Didn't Lie To You

Today my wife (Carol) had a call from a new client who was very angry with her. She hadn't even shown them any property yet. The client was referred to us by their lender whom she had had occasion to work with before. The buyer called Carol about a specific home in Anaheim Hills they had fallen in love with on paper. Carol called the agent who said they already had a strong offer over list price with 25% down and great FICO scores, and he would call if anything happened to that offer, even taking her cell phone number. Carol conveyed the information back to the buyers and emailed them several other properties similar in size and price range. The arrangements were made to view the available properties on Saturday 4 days later. The next day the buyer saw it still available on the web and called the listing agent. He told them the home was available and would they like to see it.

After about 20 minutes of conversation going over what the selling agent and Carol talked about
, the client realized Carol conveyed the information the selling agent had given to her. Of course when Carol called back the listing agent his comment was the first offer fell out and they accepted another offer on the same day. In the past we had had a good relationship with this agent and would never have figured he would of played these kinds of games. This is not the first time and it probably won't be the last time this type of thing happens to all of us in today’s cloudy real estate ethics market.  We Hate Disingenuous Real Estate Agents!

Brea Community Center

Is it time to buy a home?

First Time Buyers Are Fighting Over Homes

We are experiencing a change in the market and it started in the last quarter of last year and has continued to improve in the first quarter of 2012. If you have been trying to buy your first home you have seen an increase in prices and properties selling pretty fast. The last four first time buyers we found homes for lost more than 3 houses before they were successful in finding a home they could buy. That right they lost out on at least 3 homes before they were successful at getting a signed contract to purchase.  Looking at the sales chart below you find some very interesting numbers.

Great news for sellers properties in the first time buyer category are selling fast and are going up in price.  Bad news since a large number of the first time buyer homes are vacate we are not having the normal upward home purchases.  There are a lot of good news in the data above but it’s too soon for balloons and firework. Read the data and make your own conclusions.

Orange County Distressed Inventory Dropping

According to research conducted by Steve Thomas at Reports On Housing, the active inventory for Orange County homes is falling dramatically for both standard sales and distressed properties.

Typically, homes come on the market faster than they go into escrow; thus, the active inventory increases, but that hasn’t been the case in 2012. The current active listing inventory shed 226 homes in the past two weeks and now totals 7,597, which is 3,081 fewer than last year. The media hasn’t quite caught up to reporting on all of the activity; so, for the most part, homeowners have been shielded from the fact that the market is extremely hot.

The decrease in the availability of distressed homes is a particularly big surprise to many homebuyers who have been reading for months about foreclosure properties and short sales, but as Thomas points out, “The distressed inventory continues to drop like a rock.”

With less inventory and increased demand, the expected market time for Orange County has dropped to a mere 2.1 months. That is the lowest level in 78 months, back in August 2005. This is completely unprecedented for this time of year.

So far in 2012, Orange County’s active distressed inventory, both short sales and foreclosures, has dropped by 644 homes, or 20%, in just six weeks. Currently, distressed inventory represents 33% of the active inventory, and foreclosures are the hottest segment of the current market.

Just about every buyer wants to purchase a foreclosure, yet there are only 489 in all of Orange County, just 6% of the total inventory. In the past two weeks, the foreclosure inventory dropped by 57 homes and now totals 489, the lowest level since May 2010. With so few homes on the market, short sales are being swept up almost as fast as they hit the market.

2012 Season Starts Now for Los Angeles Angels of Anaheim

The Los Angeles Angels of Anaheim were widely considered to be one of most successful baseball teams in the first decade of the 21st century. World Series champions in 2002, and winner of the American League Western Division in 2007, 2008, and 2009, the Angels have drawn more than three million fans to their regular season games for the past nine years.

Though the Angels won less than 90 games and missed the playoffs last year, many expect this season to be the one where they once again take it all the way to the 2012 World Series – thanks in part to three-time National League MVP Albert Pujols and left-handed pitcher C.J. Wilson, both of whom Angels owner Arte Moreno signed in 2011. Other new additions to the team include LaTroy Hawkins and Chris Iannetta.

The team’s newly released lineup features Erick Aybar at shortstop, Howie Kendrick on second base, Albert Pujols on first, Toril Hunter in right field, Vernon Wells in left field, Alberto Callaspo on third, Chris Iannetta as catcher, Peter Bourjos in center field, and Hank Conger as designated hitter. But, with the amount of talent the Angels have this season, it’s likely that the lineup will change at least a little throughout the regular season.

All told, since last year, the Angels have added one of the best players in the game (some would argue the best player), as well as the best free-starting pitcher in the game, a solid reliever, and a great catcher. The Angels also have a “secret weapon” that’s really no secret at all: Angels manager Mike Scioscia. Winner of two Manager of the Year awards, Scioscia has led the Angels to a World Series win once before and into the postseason six times. Under Scioscia’s management and with a seriously talented roster, the 2012 Los Angeles Angels of Anaheim season is sure to be an exciting one!

13 THINGS YOUR BURGLAR WON’T TELL YOU

A Public Service Message from The Carol & Jim Blog

I received this via email from a friend that is retired who thought it was valuable information that should be passed along, we agree.  

1. Of course I look familiar. I was here just last week cleaning your carpets, painting your shutters, or delivering your new refrigerator.

2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier.

3. Love those flowers. That tells me you have taste…and taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.

4. Yes, I really do look for newspapers piled up on the driveway. And I might leave a pizza flyer in your front door to see how long it takes you to remove it..

5. If it snows while you’re out of town, get a neighbor to create car and foot tracks into the house.. Virgin drifts in the driveway are a dead giveaway.

6. If decorative glass is part of your front entrance, don’t let your alarm company install the control pad where I can see if it’s set. That makes it too easy.

7. A good security company alarms the window over the sink. And the windows on the second floor, which often access the master bedroom – and your jewelry. It’s not a bad idea to put motion detectors up there too.

8. It’s raining, you’re fumbling with your umbrella, and you forget to lock your door – understandable. But understand this: I don’t take a day off because of bad weather.

9. I always knock first. If you answer, I’ll ask for directions somewhere or offer to clean your gutters. (Don’t take me up on it.)

10. Do you really think I won’t look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.

11. Here’s a helpful hint: I almost never go into kids’ rooms.

12. You’re right: I won’t have enough time to break into that safe where you keep your valuables. But if it’s not bolted down, I’ll take it with me.

13. A loud TV or radio can be a better deterrent than the best alarm system. If you’re reluctant to leave your TV on while you’re out of town, you can buy a $35 device that works on a timer and simulates the flickering glow of a real television.

8 MORE THINGS A BURGLAR WON’T TELL YOU:

1. Sometimes, I carry a clipboard. Sometimes, I dress like a lawn guy and carry a rake. I do my best to never, ever look like a crook.

2. The two things I hate most: loud dogs and nosy neighbors.

3. I’ll break a window to get in, even if it makes a little noise. If your neighbor hears one loud sound, he’ll stop what he’s doing and wait to hear it again. If he doesn’t hear it again, he’ll just go back to what he was doing. It’s human nature.

4. I’m not complaining, but why would you pay all that money for a fancy alarm system and leave your house without setting it?

5. I love looking in your windows. I’m looking for signs that you’re home, and for flat screen TVs or gaming systems I’d like. I’ll drive or walk through your neighborhood at night, before you close the blinds, just to pick my targets.

6. Avoid announcing your vacation on your Facebook page. It’s easier than you think to look up your address.

7. To you, leaving that window open just a crack during the day is a way to let in a little fresh air. To me, it’s an invitation.

8. If you don’t answer when I knock, I try the door. Occasionally, I hit the jackpot and walk right in.

Protection for you and your home:

If you don’t have a gun, here’s a more humane way to wreck some ones evil plans for you. WASP SPRAY

A friend who is a receptionist in a church in a high risk area was concerned about someone coming into the office on Monday to rob them when they were counting the collection. She asked the local police department about using pepper spray and they recommended to her that she get a can of wasp spray instead.

The wasp spray, they told her, can shoot up to twenty feet away and is a lot more accurate, while with the pepper spray, they have to get too close to you and could overpower you. The wasp spray temporarily blinds an attacker until they get to the hospital for an antidote.

She keeps a can on her desk in the office and it doesn’t attract attention from people like a can of pepper spray would. She also keeps one nearby at home for home protection.. Thought this was interesting and might be of use.

FROM ANOTHER SOURCE:

On the heels of a break-in and beating that left an elderly woman in Toledo dead, self-defense experts have a tip that could save your life.

Val Glinka teaches self-defense to students at Sylvania Southview High School. For decades, he’s suggested putting a can of wasp and hornet spray near your door or bed.

Glinka says, “This is better than anything I can teach them.”

Glinka considers it inexpensive, easy to find, and more effective than mace or pepper spray. The cans typically shoot 20 to 30 feet; so if someone tries to break into your home, Glinka says, “Spray the culprit in the eyes”. It’s a tip he’s given to students for decades. It’s also one he wants everyone to hear. If you’re looking for protection, Glinka says look to the spray.

“That’s going to give you a chance to call the police; maybe get out.” Maybe even save a life.

Put your car keys beside your bed at night.

Tell your spouse, your children, your neighbors, your parents, your Dr.’s office, the check-out girl at the market, everyone you run across. Put your car keys beside your bed at night.

If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies. This tip came from a neighborhood watch coordinator.

Next time you come home for the night and you start to put your keys away, think of this: It’s a security alarm system that you probably already have and requires no installation. Test it. It will go off from most everywhere inside your house and will keep honking until your battery runs down or until you reset it with the button on the key fob chain. It works if you park in your driveway or garage.

If your car alarm goes off when someone is trying to break into your house, odds are the burglar/rapist won’t stick around.

After a few seconds all the neighbors will be looking out their windows to see who is out there and sure enough the criminal won’t want that. And remember to carry your keys while walking to your car in a parking lot. The alarm can work the same way there. This is something that should really be shared with everyone. Maybe it could save a life or a sexual abuse crime.

P.S. Would also be useful for any emergency, such as a heart attack, where you can’t reach a phone. My Mom has suggested to my Dad that he carry his car keys with him in case he falls outside and she doesn’t hear him. He can activate the car alarm and then she’ll know there’s a problem.
